I am having anxieties as we approach winter. I have a 10 family building with terrific tenants. Given the current oil prices, I am concerned that I will have to scale back on the amount of heat I can afford to provide. This in turn will damage my landlord/tenant relationship. The deeper consequence is that our city will be inundating with complaints as many owners struggle to survive the winter. Our mayor's plan of municipal energy consumption is a valid step in the need direction. This plan must put forth an immediate incentive that will take effect now and help those like myself whose profit margin is next to none provide adequate heat/hot water to our building's occupants. I am in need of a new energy efficient boiler, I have never been able to afford to upgrade, and now more than ever there is the need. I am sure I do not stand alone with this concern. The mayor's energy group should act now; take the "temperature" of who needs what in terms of energy efficient plants that will reduce greenhouse gas and establish a grant or loan program that will effectively address this escalating problem.

In advance, thanks for responding.
